Can you share the inspiring story behind the inception of ModuLink Inc., and how your mission to blend technology with real estate for sustainable living took shape?
ModuLink Inc. started from a single belief: homes and communities should be both smart and sustainable, using technology to make everyday living greener, safer, and more convenient for people of all ages. Over time, that idea grew into integrating modular buildings, IoT, and robotics so that entire communities can be built faster and operated more efficiently. Our vision is to create living environments that not only consist of concrete and steel, but also actively support residents’ wellbeing—particularly seniors and caregivers—through intelligent design and technology-driven solutions.
What are the core products and services ModuLink offers, such as in sustainable energy, aqua technologies, and smart living solutions, and what unique innovations make them stand out in a competitive market?
ModuLink’s core offer is simple: we build smart, green communities where the hardware and software are designed to work together. Our main products are clean-energy and water-from-air systems, smart-living and IoT platforms, modular buildings, EV charging infrastructure, and healthcare and senior-care technologies.
What makes our approach unique is the integration of these solutions into a single ecosystem, enabling communities that deliver safer, more sustainable, and more convenient everyday living—rather than just providing separate gadgets or utilities.

“Living Smart, Living Green” shows up in real results like lower energy and water consumption, reduced emissions, and improved quality of life across our projects. In simple terms, buildings use less power, produce some of their own clean water, run more efficiently through IoT, and create safer, more comfortable homes—especially for seniors and families.
The healthcare and elderly-care sectors are undergoing rapid transformation. How is ModuLink leveraging IoT and AI to redefine patient care and assisted living environments?
ModuLink is leveraging IoT and AI to support seniors through intelligent monitoring, early risk detection, and by enabling care providers to focus more on human interaction rather than routine tasks.
In practice, that includes 24/7 smart sensors and AI-driven alerts to detect falls or potential health risks, tele-care and cloud platforms that connect families, nurses, and doctors, and companion robots like the LUNA AI System that help reduce falls and loneliness in assisted living and retirement villages.
How do your collaborations with industry leaders and visionaries amplify ModuLink's impact on building vibrant, resource-conserving communities?
ModuLink collaborates with robotics leaders such as ASA Robotics and construction innovators to bring AI, faster modular builds, and green technologies into communities, making projects greener, more efficient, and scalable across key markets such as Australia and Asia. These partnerships turn big ideas into real impact — enabling smarter resource use, better senior care, and vibrant spaces that last.
With sustainability becoming a global mandate, how do you ensure your solutions remain both environmentally responsible and commercially viable?
We balance green goals with business success by designing solutions—like modular builds and IoT systems—that reduce costs through greater efficiency, faster build timelines, and lower waste from day one. This approach allows projects to operate more cost-effectively over the long term while meeting regulations and attracting eco-conscious buyers or tenants.
As a nominee for the “Innovation Excellence Awards 2026”, what groundbreaking achievement in sustainable technologies best exemplifies ModuLink's commitment to excellence?
ModuLink’s nomination for the Innovation Excellence Awards 2026 highlights two game-changers: our air-to-water technology, which generates clean drinking water straight from the air and can reduce reliance on external water supplies by up to 30% in projects; and the LUNA AI System, a companion robot that uses IoT and AI to monitor seniors 24/7, prevent falls, reduce loneliness, and free caregivers for human-focused work. Both blend green impact with real scalability and life-changing care.
Looking ahead, what exciting new products or services are in your pipeline that clients and partners should anticipate, particularly those advancing green living and rapid construction?
Clients and partners can look forward to a new household air-to-water (AWG) prototype launching in early 2026, a scalable SaaS platform for IoT and smart living with mobile app integration, and expanded LUNA AI robotics deployments in healthcare and senior communities. These will accelerate green, modular construction while making sustainable living more accessible and connected.

Anthony Tam serves as Chairman of the Board at ModuLink Inc., bringing over 35 years of deep expertise in the construction industry to guide project delivery and strategic growth. As a key director and co-owner alongside Alex Au-Yeung and William Fu, he anchors the company’s push into modular construction, sustainable developments, and MiC projects across Hong Kong, Australia, and beyond. His leadership ensures ModuLink’s green tech innovations—like AWG systems and smart communities—are built with proven, on-the-ground execution.
William Fu, the CEO of ModuLink is a highly accomplished executive and technopreneur with over 25 years of leadership experience spanning technology development, operations, commercialization, and corporate governance. In 2024, Mr. Fu was appointed Executive Director and Chief Executive Officer of ModuLink Corporation. In this role, he was instrumental in successfully taking ModuLink Inc. (OTC ticker: MDLK) public on the U.S. OTC Markets in 2025. His leadership is characterized by a proven ability to guide multi-disciplinary teams in delivering scalable, market-ready innovations across diverse sectors, including aqua technology, property technology (prop-tech), and AI-enabled systems.
Academically, Mr. Fu holds a Master’s degree in Technology Management from the Hong Kong University of Science and Technology and a Bachelor’s degree in Business Administration from Ottawa University. These qualifications underpin his technical expertise and business acumen, enabling him to bridge the gap between innovation and commercial success.
Alex Au-Yeung is ModuLink’s Chief Financial Officer and Executive Director, bringing over 18 years of financial leadership to drive the company’s growth in sustainable tech and modular construction. An HKICPA and CPA Australia-qualified expert based in Hong Kong, he aligns funding strategies with ESG goals, supports listings, investor relations, and compliance, while advancing innovations like AWG water tech and smart homes across Australia and Asia. Previously serving as CFO at Zenith PMS and holding roles at Deloitte, Marga Group, and mining firms, Alex ensures ModuLink’s green vision stays financially strong and market-ready.
