Fresh capital accelerates Dwelly’s mission to modernize the UK letting market through intelligent proptech infrastructure.

In a move that highlights the rapid transformation of the property sector, Trinity Capital Inc. has committed $50 million in growth capital to UK-based proptech firm Dwelly.

Dwelly, headquartered in London, is quietly redesigning the architecture of the UK’s rental market. Instead of building properties, the company is building digital infrastructure. Its AI-powered platform acquires independent lettings agencies and upgrades them with a centralized technology system that automates tenant onboarding, rent collection, maintenance coordination, and compliance tracking.

With more than 10,000 properties now under management, Dwelly has already entered the ranks of the UK’s top 15 letting agencies, a significant milestone in a traditionally fragmented market.

Craig Fox, Managing Director of Tech Lending – London at Trinity Capital, described the company as a disruptor in the space. “Dwelly is pioneering an AI-native roll-up of the UK lettings market, upgrading local agencies with a tech stack that drives productivity while harnessing their loyal tenant-landlord bases to build generational scale,” he said.

Dwelly’s co-founder and CEO, Ilya Drozdov, has ambitious plans. The company aims to evolve beyond property management into a fully transactional rental marketplace, adding a fintech layer to simplify rent payments and financial services.

For Trinity Capital, the investment aligns with its strategy of backing growth-focused companies in private credit markets. As proptech continues to redefine how buildings are managed and experienced, this partnership signals strong belief in technology as the new foundation of modern real estate.
