R Square Design Secures Huge Contracts

Expanding Beyond Commercial Office Refurbishments into Complex Medical Facility Expansions and Structural Hotel Remodeling Initiatives

South Korea’s commercial real estate market is witnessing a major shifting of gears as a prominent interior and architecture firm breaks free from its traditional corporate focus. R Square Design, a specialized construction subsidiary of real estate giant R Square, recently announced three consecutive big-ticket project wins outside its typical comfort zone. This rapid diversification strategy marks a major turning point for R Square Design, proving that its core spatial technical skills can translate seamlessly into highly complex hospitality and medical builds.

Executing Complex Non-Office Project Wins

The firm’s recent string of commercial contract victories totals billions of won and stretches across completely different asset classes. Navigating tight urban  regulations and intricate engineering demands, the team secured three cornerstone projects:

  • Philip Medical Center Expansion: An 18 billion won medical facility in Seoul, adding nine above-ground levels and connecting seamlessly to a fully operational hospital.

  • Seogyo-dong Com and Stay: A ground-up 130-room tourist accommodation facility built under strict urban spatial constraints.

  • East Seoul Prima Hotel: A total "repositioning remodeling" initiative transforming an old structure into a modern, four-star destination.

Advancing Structural and Value-Add Renovation Methods

The hotel remodeling project showcases the group's lean toward sustainable, asset-maximizing architecture. Instead of following the traditional, costly route of tearing a building down completely, the engineering crew is utilizing the existing concrete frame. This "value-add" structural methodology delivers the premium finish of a brand-new facility while cutting down raw material consumption and shaving months off the construction timeline.

Overcoming High-Level Urban Engineering Hurdles

Building adjacent to a live hospital presents severe operational risks that require meticulous phase planning. The expansion project demands a sophisticated logistics flow to guarantee that ongoing patient care, emergency access, and surgical sanitation are completely undisturbed by heavy machinery and debris. Managing these variables alongside complex regulatory permitting shifts has solidified the brand's reputation as a reliable commercial contractor.

Strategic Vision for Full Building Life Cycles

Company executives see these achievements as proof that the business is ready to become a comprehensive, full-scale commercial real estate partner. Jeong Il-hwan, the head of the architecture division, highlighted how these wins establish the company's technical versatility beyond standard office fit-outs. Emphasizing the firm's evolving capabilities, Jeong noted, "The three consecutive orders for large projects in the last two months are proof that their technical skills and business management capabilities have been recognized in non-office areas." According to CIO Bulletin, this development marks a period of sustained growth and investor confidence in South Korea’s construction industry, spurring economic development at the countrywide level.
